Boundary Retracement

Utilize written and physical evidence to determine property boundaries based on field measurements. When required, document and resolve latent ambiguities appearing on deeds or plans.

Land Title Surveys

Prepare plans in accordance with ALTA/ACSM standards. Perform filed measurements to determine boundaries and possible encroachments, review title reports. Prepare metes and bounds descriptions of subject property.

Topographic

Determine geodetic bench marks based on record government data. Locate existing structures, utilities, grading and pertinent site features.

Construction

Compile and review construction and architectural plans for the purpose of field layout. Prepare as-built plans for the certification of structures with dimensional zoning requirements.

Land Court

Perform registered land surveys and subdivision plans in accordance with the Land Court Manual of Instructions.

Residential Subdivisions

Prepare subdivision plans in accordance with the Subdivision Control Law. Prepare street acceptance and subdivision
as-built plans.

The Method We Use for Land Surveys

Step 1

Research for each subject parcel and abutting lots, in order to review title boundary interest and compile record information as a basis for decision making.

Step 2

Perform field reconnaissance in order to determine the location and condition of physical monuments for use in establishing an effective control traverse.

Step 3

Field survey data is compared to record information. We provide plan references such as; record and measured distances, monuments held, deed and plan references.

Land Surveys reveal more than boundaries.
Four areas that a Land Survey may reveal are:

Topography

The elevation, slope and natural features of the land are reveled through topography. This information is useful for site planning for drainage and construction.

Easements

The legal use of third parties on parts of private land are documented through easements. A Land Survey will show you where these easements are and help you to understand any legal obligation you may have. Walkways, Shared Driveways, paths are common examples of easements.

Encroachments

When a part of property feature or addition crosses the boundary line of another property, this is called an encroachment. When this happens GIS data may not be enough to solve the issue as only a Licensed Professional Surveyor can provide court admissible documentation.

Legal Description

The legal description of the land that is necessary to convey, sub-divide and build on property, is also revealed through a survey
that can be provided
by Borderland Engineering.
